Explore Development Opportunities

In Huron County

Finding land is only the beginning. A successful development site also depends on infrastructure, utilities, zoning, access, environmental conditions, and the ability to support the proposed use.

Huron County EDC works with property owners, communities, utilities, developers, and state partners to better understand development opportunities and help prepare strategic sites for future investment.

What Makes a Site Development-Ready?

Available land and development-ready land aren’t always the same thing. Before significant investment can move forward, developers need to understand whether a site can accommodate the proposed project.

Infrastructure Capacity

Road access, water, sewer, drainage, telecommunications, and other infrastructure needed to support development.

Utility Availability

Electric, natural gas, and other utility availability, capacity, proximity, and potential improvements.

Zoning & Land Use

Whether the proposed use aligns with existing zoning and community plans.

Environmental & Site Conditions

Previous uses, wetlands, soils, environmental conditions, topography, and other physical considerations.

Development Capacity

Acreage, configuration, access, surrounding uses, expansion potential, and other factors affecting how the property can be developed.

Preparing Sites for Future Investment

Site Readiness Doesn’t Happen by Accident

Communities can improve their ability to compete for investment by understanding their development sites before a project comes calling. HCEDC works with communities and partners to identify strategic properties, better understand infrastructure and development constraints, and pursue resources that can help move priority sties closer to investment readiness.

Are You Evaluating Land?

If you’re considering a property for a development or expansion project, involve us early. We can help gather available site information, connect you with local officials and utility providers, identify potential development considerations, and coordinate conversation with other partners.

Own Land with Development Potential?

Own a large parcel, industrial property, or other site you believe may have development potential? We’d like to learn more about it. HCEDC can help begin the conversation about the property’s characteristics, infrastructure, potential uses, and next steps for evaluating its development readiness.
